What apartments are currently available?

Can I schedule an apartment tour?

Yes. You can schedule a tour directly through our website or by texting our leasing team at 707-289-9810.

Do you offer self-guided tours?

Yes. We offer self-guided tours seven days a week from 9:00 AM to 5:00 PM.

Can I apply online?

Yes. All applications must be completed through our website.

What is needed to complete an online application?

An application fee and holding deposit are required to submit your application. After applying, you'll receive secure Snappt verification links to verify your income and identity before your application can be processed.

Applications, Qualifications & Fees

What are the requirements to apply for an apartment?

Applicants must complete an application and meet community qualification requirements, including income and screening criteria.

What are the income requirements?

Gross household income must be at least 2.5 times the monthly rent. If applying with a co-signer or guarantor, they must demonstrate a gross income of at least 3 times the monthly rent.

What documents are needed to apply?

Two months of payroll-generated pay stubs. Self-employed applicants must provide three months of bank statements and an IRS Wages & Income Transcript.

Are there application fees or deposits required?

Yes.

What is the application fee?

$66.92 per applicant who is 18 years of age or older. Application fees are non-refundable.

What is the required deposit?

A $250 holding deposit is due with the application. Security deposits range from $500 to $1,000 depending on screening results. Additional deposits may be required based on number of pets.

Pets

What is your pet policy?

We allow up to two pets per apartment. Dogs and cats are permitted with management approval. Pet photos and current vaccination records are required before move-in. Animals other than dogs and cats are not allowed.

Are there breed restrictions for pets?

Yes. Akita, Akita-Tosa Inu, Alaskan Malamute, American Bulldog, American Pit Bull Terrier, American Staffordshire Terrier, Basset Hound, Belgian Malinois, Bloodhound, Boxer, Bull Mastiff, Bull Terrier, Canaan Dog, Cane Corso, Chow Chow, Dalmatian, Doberman Pinscher, Dogo Argentino, Fila Brasileiro, Finnish Spitz, German Shepherd, Irish Wolfhound, Mastiff, Neapolitan Mastiff, Norwegian Elkhound, Presa Canario, Pit Bull, Rottweiler, Shar Pei, Staffordshire Bull Terrier, Terrier, Tibetan Mastiff, and Wolf Hybrids. Certain other pets, including monkeys, ferrets, reptiles, snakes, and birds, are not permitted.

What pet fees are required?

A $500 pet deposit is required for each pet.

How much is pet rent each month?

$65 per pet, per month.

Do you accept ESA or Service Animals?

Yes. We welcome service animals and approved emotional support animals (ESAs) in accordance with Fair Housing laws. Documentation is required. Once approved, pet fees, pet rent, and pet deposits do not apply to approved service animals or ESAs.

Parking

What parking options are available?

Residents may reserve one covered carport parking pass for $75 per month. Additional leaseholders may request an additional parking pass for $50 per month, subject to availability of uncovered parking spaces.

Is guest parking available?

Yes. Guest parking is available daily from 8:00 AM to 9:00 PM. Guest vehicles must leave the property by 9:00 PM or display an approved parking pass to avoid towing.

Can I reserve a parking space?

Yes. Each household may reserve one assigned carport.

Are garages available for rent?

No

Lease Terms & Renewals

What lease terms are available?

Lease terms range from 3 to 12 months, depending on availability.

Do you offer short-term leases?

Yes, we offer 3-month lease options.

How do lease renewals work?

Renewal offers are sent before your lease expiration date. Residents may also contact the leasing office up to 60 days before their lease ends to discuss renewal options.

Can I renew my lease for a different lease term?

Yes. Residents may request a different lease term at renewal, subject to availability.

Utilities, Internet & Packages

What utilities are included with my apartment?

Water, sewer, and trash are billed separately through the resident portal or community app. Residents are responsible for establishing and maintaining their own PG&E account.

Is internet included?

Xfinity community internet will be available beginning September 2026.

How are packages delivered?

Packages are delivered to the Parcel Pending room on the first floor.

How do package lockers work?

Residents pay a $100 annual fee for access to the Parcel Pending package room. Packages can be delivered there, and then the resident will receive a code to enter the package room to retrieve it.

How do I submit a maintenance request?

Maintenance requests can be submitted through the resident portal or community app.

How long does maintenance take to complete requests?

Please allow our team up to 48 hours to complete your service request.

What appliances are available in the homes?

Each apartment includes a washer and dryer, dishwasher, stove/oven, and refrigerator.

What amenities are available in the community?

Community amenities include an indoor gym, indoor community lounge, top floor sun deck with a barbecue, Parcel pending packageroom, reserved carport parking, and a smoke-free environment.

What attractions are nearby?

Nearby attractions include downtown Novato, Safeway, Pini Hardware, and Vintage Oaks shopping center.

What conveniences are nearby?

Nearby conveniences include a bus stop just steps from the community, Safeway, the post office, drive-through coffee, gyms and restaurants.

What schools are nearby?

Rancho Elementary School, San Jose Intermediate, Novato High School.

What commuting options are available nearby?

Bridgecreek Apartments is just steps away from a local bus stop, and offers close access to the 101.
